Overview

What This Service Is, and Who It Is For

What it is

An annual boiler service is a scheduled inspection and clean carried out to the manufacturer's service schedule: visual and safety inspection, case-off inspection of the burner, heat exchanger and condensate route, gas pressure and rate checks, flue integrity and combustion analysis with readings recorded, safety device operation checks, and a written service record for your file.

Who it is for

Every household with a gas boiler, particularly anyone inside a manufacturer warranty period, where annual servicing is a condition of cover, and landlords who need documented evidence that appliances are being maintained.

When you need it

Once every twelve months, and ideally in late summer or early autumn rather than in the middle of a cold snap. Servicing before the heating season is when a marginal component gets found while it is still an inconvenience rather than an emergency.

Why it needs a registered engineer

The service is where problems are found while they are cheap. A partially blocked condensate trap, a fan running out of tolerance, deteriorating combustion figures or an expansion vessel losing charge are all quiet, findable and inexpensive at a service, and all capable of leaving you without heating in January. It is also a safety inspection: carbon monoxide risk comes from combustion and flue problems that only show up under test.

The cost of leaving it

What Happens If This Gets Left

Skipping the annual service does not save money; it defers a larger, worse-timed cost.

Risks and escalating costs

  • Most manufacturer warranties require documented annual servicing. No service record and a rejected claim means you pay for a repair the warranty would have covered.
  • Unserviced boilers fail more often, and they fail in winter when the workload is heaviest and availability is tightest.
  • Combustion and flue faults are the mechanism by which carbon monoxide enters a room, and they are not visible without analysis.
  • Efficiency drifts as burners foul and condensate routes partially block, so you burn more gas for the same heat without noticing.
  • For landlords, an appliance with no maintenance record is a weak position to be in if anything ever goes wrong.

Mistakes we are called out to fix

  • Assuming a boiler that seems fine does not need checking, most of what a service catches is invisible from the outside.
  • Accepting a "service" that was a visual glance with no case off, no combustion analysis and no readings recorded.
  • Confusing a Gas Safety Certificate with a service. They are different jobs with different scopes.
  • Letting the service lapse during the warranty period and losing the cover.
  • Never emptying the magnetic filter, so the debris it has captured sits there for years.

Our process

How We Carry Out the Work, Step by Step

  1. 1

Step 1: Visual and installation inspection

We check the appliance, its location and clearances, the flue route and termination, ventilation where required, the condensate discharge, and the system pressure and controls.

  2. 2

Step 2: Case-off inspection and clean

Burner, heat exchanger, ignition and sensing electrodes, fan and condensate trap inspected and cleaned as the manufacturer's schedule requires, with seals checked on reassembly.

  3. 3

Step 3: Gas and combustion testing

Working gas pressure and gas rate verified, tightness test carried out, and flue gas analysis performed with the combustion readings recorded against the manufacturer's acceptable range.

  4. 4

Step 4: Safety device and function testing

Safety controls, overheat protection, pressure relief and expansion vessel charge checked, then a full heating and hot water cycle run to confirm correct operation.

  5. 5

Step 5: Service record and honest report

You get the completed service record for your warranty file, plus a plain-English report of anything that is marginal, so you can plan rather than be surprised.

What you get

The Difference It Makes

Warranty stays valid

Documented annual servicing is exactly what manufacturers require before honouring a claim, and we hand you the record.

Breakdowns caught early

Marginal components and drifting combustion figures get found in autumn instead of failing in January.

Verified safe operation

Combustion analysis and flue checks confirm the appliance is burning cleanly: the checks that protect against carbon monoxide.

Efficiency maintained

A clean burner, clear condensate route and correct gas rate keep the boiler running at the figures it was commissioned to.

Longer appliance life

Boilers that are serviced annually on a protected system last considerably longer than ones that are not.

Documented for landlords

A clear maintenance record for the compliance file, emailed straight through to landlord or agent.

In detail

What a Full Boiler Service Includes

The single most informative part of a service is flue gas analysis. An analyser measures carbon dioxide, carbon monoxide and the ratio between them in the flue products, and those figures reveal whether the appliance is burning correctly long before there is any visible symptom. Manufacturers publish an acceptable range for each model. We record the readings, compare them to that range, and act on drift rather than noting it and moving on: recorded readings also give you a year-on-year trend that shows how the appliance is ageing.

Case-off inspection is the difference between a service and a look. With the casing removed we can inspect the burner and heat exchanger for fouling, check the ignition and flame-sensing electrodes for erosion and correct gap, verify the fan runs to spec, and: importantly on condensing boilers: check the condensate trap and internal condensate routes for the sludge that causes so many winter lockouts. Seals and gaskets are checked on reassembly, because a poor case seal on a room-sealed appliance is a safety defect in itself.

Gas side checks cover working pressure at the appliance, gas rate measured at the meter against the manufacturer's figure, and a tightness test on the installation. A boiler running under-gassed will underperform and may lock out under load; one running over-gassed wastes fuel and stresses components. Neither is visible without measurement, and both are common on appliances that were commissioned in a hurry.

Beyond the boiler, we check the things that determine whether it has an easy life: system pressure and expansion vessel charge, controls operating correctly, the magnetic filter emptied of the debris it has caught, and radiators heating as they should. A service that ignores the system around the appliance misses the causes of most of the failures the appliance will have.

Residential and commercial properties

We service domestic gas boilers in owner-occupied homes, flats, HMOs and rental properties. Small commercial premises with domestic-type appliances are also covered: mention the property type when booking so we can confirm the correct documentation.

Questions

Boiler Service: Frequently Asked Questions

How much does a boiler service cost in Liverpool?

We give you the price when you ring, before booking, and it is fixed: there is no hourly rate. If we find something that needs attention during the service, you get a separate fixed price for that repair and you decide whether to proceed.

How long does a boiler service take?

Typically around an hour for a straightforward domestic appliance. Older boilers, awkward access or additional appliances take longer, and combining a service with a Gas Safety Certificate adds time.

Do I legally have to service my boiler?

Homeowners are not legally required to, but manufacturer warranties generally require documented annual servicing, and landlords have separate legal duties around gas safety. In practice, servicing is the cheapest insurance you can buy against a winter breakdown.

Is a service the same as a Gas Safety Certificate?

No. A service is a maintenance and cleaning inspection of the boiler to the manufacturer's schedule. A Gas Safety Certificate is a safety inspection and record covering the gas appliances and installation. Many customers have both done in the same visit.

When is the best time of year to book?

Late summer or early autumn. Servicing before the heating season means any marginal component is found while it is an inconvenience rather than an emergency, and appointment availability is much better.

What happens if you find a fault during the service?

We explain what it is, how urgent it is, and give you a fixed price to put it right. If it is a safety issue we will tell you clearly what that means for using the appliance. Nothing gets done without your agreement.

Will servicing keep my warranty valid?

Documented annual servicing is what manufacturers require, and we supply the service record for exactly that purpose. Keep the records together with the original commissioning paperwork.

Do you service boilers you did not install?

Yes, all major domestic brands regardless of who fitted them, across Liverpool, Knowsley, Halton and St Helens.
